Arrange your landlord gas safety check

1. Tell us what you need

Choose Landlord Gas Safety Certificate on our booking page. Let us know the property address, number of appliances and whether you want a boiler or gas fire service.

2. Arrange access

Make sure access to the property and appliances is agreed with your tenant. Have your previous gas safety record available if you have one.

3. Keep your record

The gas safety record sets out the inspection findings. If an issue is identified, we will explain it and discuss the next steps with you.

Ongoing care for your rental property

Landlord Priority Service Plan

Spread the cost of ongoing annual care and have a local company to contact when the covered boiler needs attention.

Landlord plan

Annual servicing & gas safety

£16 per month
  • Annual gas boiler service and landlord gas safety certificate.
  • Service reminders and priority breakdown support for the covered appliance.
  • No attendance call-out charge for qualifying plan call-outs.

Price for new members from 1 September 2026. Existing members retain their previous rate while membership remains active. Confirm the appliances covered when joining.

How the plan works

Your first service is charged separately at the normal service price, less monthly plan payments already collected. Ongoing payments then go towards your following annual service and plan benefits.

For new members, priority benefits begin after the initial service, a suitability check and confirmation that payments are up to date.

We aim to attend qualifying breakdowns within 24 hours wherever possible; this is not a guaranteed arrival time. Diagnostics, repairs and parts are chargeable, and pre-existing faults are excluded.

This is a service and maintenance plan, not insurance.

A few essentials for landlords

HSE guidance explains the responsibilities for gas safety in rented properties.

  • Arrange an annual gas safety check by a Gas Safe registered engineer for the landlord-provided appliances and flues that require one.
  • Give existing tenants a copy of the record within 28 days and new tenants a copy before they move in.
  • Keep the gas safety records for at least two years.
  • A gas safety check and appliance servicing are different: arrange appropriate maintenance as well as the required safety checks.

Your questions

Landlord gas safety FAQs

What does the £60 price include?

The landlord gas safety check for one appliance and the associated gas safety record. Each additional appliance is £18 including VAT. Boiler and gas fire servicing are separate optional extras.

How much is a boiler and hob safety check?

£78 including VAT: £60 for the first appliance and £18 for the additional appliance. Adding a boiler service brings the total to £143 including VAT.

Is a boiler service included with the certificate?

No. A boiler service added to the check costs £65 including VAT. A check covering one boiler, plus a service of that boiler, is £125 including VAT.

Can you service a gas fire during the visit?

Yes. A gas fire service can be added for £60 including VAT, in addition to the gas safety check charges for the appliances being checked. Tell us when booking so we can allow for the work.

Is an LGSC the same as a CP12?

LGSC and CP12 are commonly used names for a landlord gas safety record. It records the findings of the gas safety check, including any defects identified.

What if a problem is found?

We will explain the findings and any action needed. Repairs or additional remedial work are separate from the gas safety check. For an existing boiler fault, use our boiler repair enquiry option.
